Quadrangle Development Corp. has released plans for Potomac Overlook, a massive mixed-use, transit-oriented residential project to be built on a valuable site near the Key Bridge connecting Rosslyn, Virginia, to the Georgetown neighborhood of Washington, D.C., according to a Jan. 6 press release shared with Multifamily Dive.

The D.C.-based developer’s proposal features slender towers designed to maximize the public’s views of the Potomac River and the U.S. Capitol, per the release. It also includes a network of green spaces, a 200-key hotel and 1,775 apartments spread across five buildings. 

The development is slated for the 5.5-acre site of the former Key Bridge Marriott, which was demolished in 2025 after it fell into disrepair, WTOP reported. Last year, the value of the empty waterfront lot, which serves as a gateway to Arlington County, was assessed at $47.5 million, according to ARL now. 

There’s strong demand for more housing in the area: Arlington has experienced steady residential growth with limited new supply, per Quadrangle. Its plans call for parking to be located underground so that the project can maximize publicly accessible open space, including bike and walking paths connecting to the multiuse Custis Trail and Gateway Park, as well as seating, landscaping and art.

Quadrangle is working as a development consultant on behalf of lender Claros Mortgage Trust, Bisnow reported, which holds the defaulted first-lien mortgage debt on the land. The development team also includes architect DCS Design, civil engineer Vika Virginia, consultant Federal Airways & Airspace and land use law firm Walsh, Colucci, Lubeley & Walsh.

"This is an exceptional opportunity to activate an incredible property at the center of so much activity in Rosslyn and the entire DMV," said Christopher Gladstone, president of Quadrangle, in the release. "Our design purposefully invites the public in to enjoy this unique water view property offering outstanding views over the Potomac River and toward the Nation’s Capital."

Zoning applications were filed in late December and are moving through county review, according to Quadrangle.
